The New Orleans Marriott has completed a property-wide renovation covering all 1,333 guest rooms and suites, along with a full redesign of its M Club lounge — one of the most extensive capital upgrades at the 555 Canal Street convention hotel in recent memory. The project targets both the group meetings segment and leisure travelers, two demand streams that have driven occupancy recovery across Gulf South hospitality markets.
The Scope
Every guest room in the inventory was touched. Standard Double/Double configurations were converted to Queen/Queen layouts, and King rooms received chaise lounges that convert to full-size beds — a change aimed at families and multi-guest bookings that increasingly drive midweek and shoulder-period revenue. Walk-in showers were added to most rooms, sliding barn doors replaced swing-style bathroom entries to reclaim floor space, and bathrooms were updated with marble vanities and illuminated mirrors.
Suite inventory saw parallel upgrades: hard-surface flooring, refreshed wet bars with wood cabinetry and gold-accented mirrors, and five new Queen/Queen Crescent City suites added to broaden inventory for group blocks and shared-stay bookings. Signature suites — the Presidential, Mayor's, Governor's, and the two-bedroom General Manager's Suite — were each re-fitted with residential-style finishes and expanded living areas, product tiers that command premium rate premiums at convention-oriented full-service hotels.
F&B and Group Infrastructure
The renovation extends the hotel's competitive position as a meetings and events anchor. The property offers more than 86,000 square feet of flexible meeting and event space, including venues on the 41st floor overlooking the Mississippi River — a meaningful differentiator in a city where convention business is a primary economic driver. Five on-site food and beverage outlets support group and leisure guests alike: 5Fifty5 Restaurant, highlighting New Orleans cuisine; Canal Street Burger Bar; 55 Fahrenheit, a craft cocktail bar; Canal Street Pantry, serving pastries, sandwiches, salads, and pizza; and Canal Street Pantry Café, operating a licensed Starbucks counter. The breadth of that F&B portfolio matters operationally — convention groups generate captured outlet revenue, and the mix of price points and formats allows the hotel to serve everything from quick-grab breakfast traffic to post-session cocktail receptions without guests leaving the property.
The redesigned M Club — available to Marriott Bonvoy Elite members and qualifying guests — features a neutral palette with teal accents, flexible seating zones, and a statement chandelier of glass orbs with gold details. Lounge access is bundled into at least one of the hotel's launch packages, reinforcing the amenity as a loyalty-retention tool at a property where repeat group business is commercially significant.
Outlook
"This comprehensive renovation represents a significant investment in the guest experience and reinforces our commitment to serving both leisure and group travelers with modern accommodations," said Frank Zumbo, General Manager of the New Orleans Marriott. The property is walking distance from the Ernest N. Morial Convention Center, Caesars Superdome, and Jackson Square — a locational cluster that positions it to capture citywide convention overflow as well as independent demand.
To mark the completion, the hotel launched a set of promotional packages including a 15% discount on three-night-or-longer stays that span a Thursday or Sunday night, a bourbon-tasting experience tied to a discounted class at The Sazerac House, an advance-purchase rate saving up to 10%, and a premium-room package for stays of two nights or more.
